Before vendors are dispatched for tenant maintenance requests, we ask that you first attempt basic troubleshooting when safe and appropriate (for example, resetting a GFCI outlet or checking batteries in a thermostat).
If a vendor is dispatched and it’s determined the issue could have been resolved this way, the cost may be billed back to you.
If the issue remains unresolved after your attempt, please update your existing work order with the requested additional information. This helps us expedite the repair and ensure we’re sending the right technician with the right tools. Thank you for your assistance.

Common Maintenance Issues
- Use a plunger to clear minor clogs
- Remove visible hair or debris from the drain using a hair snake available at hardware store or online stores like Amazon
- Avoid chemical drain cleaners - they can damage plumbing
- We are happy to send a plumber out to assist you, but please note: You may be liable for the bill if the clog is deemed tenant caused
- Check the chain inside the tank—it might be disconnected or tangled
- For a running toilet, gently jiggle the handle or lift the flapper

- Overflowing or leaking? Let us know immediately and turn the water off at the valve behind the toilet
There are multiple styles of water valves - most of which require turning them gently clockwise to close
- Tenants are responsible for standard bulb replacement
- For specialty or hard-to-reach bulbs, submit a request and we’ll assist if possible
- Grinding noise: Something may have fallen into the disposal. UNPLUG THE DISPOSAL underneath the sink and remove any foreign objects from the disposal opening.
- Unplug disposal and use an Allen wrench to break disposal free
- Humming noise or no sound when switched on: The disposal is likely jammed or the overload switch has been tripped. See demonstration video here.
- Leaking water: Place a container under the disposal to contain the water, refrain from using the kitchen sink, and submit a maintenance request.
HVAC Not Heating or Cooling Sufficiently - Please take a moment to familiarize yourself with a few tips for understanding your HVAC system, especially when we are experiencing extreme temperatures (100+ degrees):
- It is normal for the system to run for long periods of time, or constantly during peak hours.
- It is normal for the inside temperature to be a few degrees higher than the desired thermostat setting. For example, thermostat set to 76 but inside temperature holding at 78.
- Clogged HVAC filters are one of the most common causes for “no cool” maintenance calls. Please be sure you are changing your filters monthly, per the terms of your lease agreement.
- Please know that Desert Dimensions Properties strongly recommends AGAINST remaining in your property during extreme temperatures.
- If you are in a home that has multiple HVAC units, please communicate with us immediately so we can help you with ideal temporary settings. Otherwise, if you are completely without air conditioning, we are able to offer you the following options:
- A daily rate rent credit, to assist you in arranging for temporary housing (to be credited against your next rental due date).
- Depending on property size and availability, portable AC units may be available.
- When submitting a maintenance request, please include:
- Date of last filter change
- Current temperature reading vs thermostat setting
- Is the temperature rising or holding?
- Is air blowing from vents? Is it warm, cool, or cold?
- Typically indicates a low battery.
- Beeping may also indicate a dirty sensor. Gently remove the detector from its base if needed. Use a soft brush or vacuum with a brush attachment to clear dust from vents and the sensor area. You can also use short bursts of compressed air to remove debris inside. Wipe the exterior with a dry microfiber cloth - never use water or cleaners. Once clean, reattach the detector and press the test button to ensure it's working. Clean every 6 months for best performance.
- If the issue persists, request assistance.
Familiarize yourself with the location of the main water shut-off valve. If you’re in a single family home, they can usually be found near the front yard hose bib. If you're in a condo, they can sometimes be found near the water heater.
If you’re experiencing a leak:
If you’re experiencing a leak:
- Turn off water immediately via the shut-off valve, or the valve near that fixture.
- There are multiple styles of water valves - most of which require gently turning them clockwise to close.
- Contain the leak with a bucket or container if possible, and refrain from using that fixture until repaired
- If you cannot stop or contain the leak, call our 24-hour maintenance line immediately at 480-270-5355.
If Appliance Not Turning On:
- Ensure it’s plugged in
- If you have lost power to a whole room / section of the home, check your circuit breaker panel - flip any tripped breakers (all the way off and then back on)
- If you've lost power only to a few outlets or appliances, press the "RESET" button on GFCI outlets (usually located in kitchens / bathrooms / garage)
- Check your circuit breaker panel—flip any tripped breakers
- Try unplugging devices from overloaded outlets
- Still not working? Submit a maintenance request
- Tenants are responsible for routine pest control unless otherwise specified in your lease
- For “non-routine” pest control (termites, rodents, beehives) please submit a maintenance request
