When Property Management Doesn’t Go as Planned

January 29, 2024 By ddp_admin

Sometimes, property management doesn’t go as planned – perhaps you hired a “budget” property manager or self-managed until something went wrong… Read on for an inside look at how our Owner and Designated Broker, Joseph Maggiore and his team came to the rescue for clients in this kind of situation recently.

Joseph Maggiore, Designated Broker

“At Desert Dimensions Properties, we take on property management in many forms – we deal with new purchases for investors, homes that long-time owners will lease for the first time, as well as homes that have existed as rentals for quite some time. Often, we take on properties with Tenants in place already, which is fine for us. In fact, we pride ourselves on making that transition as smooth for Tenants as we do for Owners.

But occasionally, we take over a property that has a problematic Tenant, whether they disregard policies or are behind on rent. This particular property was the latter of the two…. by a lot! The existing Tenant was months behind when we took over management. Worse, it became clear that the Tenant was leveraging a personal relationship with the owner to manipulate the situation (one of the many reasons that the owner decided to make the change to professional property management).

At Desert Dimensions Properties, we pride ourselves on win-win situations – it’s never our goal to remove a Tenant if a situation can be salvaged. That said, we had our work cut out for us, and unfortunately, after weeks of communication, it became apparent that there was no mutually agreeable solution available. We were forced to remove the Tenant from the property. After taking back possession, we found that the property had been “lived in hard” for quite some time. The home was full of trash and had sustained excessive wear and tear. It was in desperate need of a facelift, both inside and out, before it could be listed for rent.

After a thorough inspection, our Maintenance Coordinator, Chris, met our team of trusted vendors at the home. Bids were submitted and approved by the owners, and a timeline was established to turn the property over as quickly and efficiently as possible. This included a “trash out,” (hiring service providers to remove trash and abandoned items) interior paint, appliances, repairs, a deep clean inside, landscape cleanup, and a newly bordered turf yard out back! Work was completed quickly and according to budget, and the same afternoon that cleaners wrapped up, our photographer was on-hand to capture the results – a clean home ready to be loved by a new family.

Marketing was bold and quick, covering MLS, Zillow, and a dozen other sites. After a short stretch, great new Tenants were screened and approved. The condition was documented, and new Tenants are in place and happy to settle into their new home!”
